Question: Buying land inside a National Forest

See if you can find a realtor that can pull comps of what was sold in the last couple years in the area. Or if you know the addresses you can do it yourself from the local property appraisers site

Did it. Lets add a little more details. The property is in Osceola, South of I-10, Sold for $42k in 2001. House was remodeled that year and new roof in 2006. Assessed value is $47k. You can walk from the house to the forest. Water, electric, DSL, satellite service, gas heater. I never seen the property or the area. I think their asking price is high, but wondering what will be a reasonable offer to make, if that is the case.

If you have the names of the owner, check the Clerk of the Court public records. You want to be looking for refinance or a Lis Pendens, anything that might show them being underwater and needing the additional funds to get out from under the lender or already in trouble. These records might also show they own the house free and clear and therefore have additional room to negotiate. Info is power.

Thanks for the advise TCR. I do have a lot of information. Nothing to be scared of that I can see. Their asking price is way too much ($93k). Is just that I was wondering if the fact that the property is surrounded by the forest is something that make it attractive enough to buy it, and obviously what the buyer realistically can offer.

In that case how is the existing sales inventory in the nearby area, the existing sales comps are not keeping up with the market right now in my area. As it takes some time for it to hit the property appraiser.

Good point. I'll probably take a look at the property and will PM you. I think that until I see the place, there is not much else to do. Maybe is a sh$#@ hole and that is the end of it, but who knows πŸ™‚

I would say $93k is way high. The house next to mine in Steinhatchee just sold for $45k. Similar house on similar size property, granted it's in outskirts of a town, not a national forest

Make sure you know what you can and can not do to your house in future.
I remember hearing about houses in a national park or forest out west where home owners were not allowed to make any "major" improvements or even "major" repairs to their homes as property were to be sold only to the government.
