Question: Buying land inside a National Forest

Lets assume you have the opportunity to buy a small property in one of Florida’s National Forests (i.e. Ocala, Osceola, Apalachicola). Lets say, a 1 bed/1bath house, in a 2 acre lot with a pond, 2 tool sheds (one outfitted as a guest room with all the amenities- AC, water, etc), with only 6-7 other neighbors, and completely surrounded by property owned by the Forest Service, which allows hunting during established public hunting seasons. Assuming that money is not necessarily a constraint but you don’t want to go crazy either, How much will you be willing to pay? Or, if you owned the property and you are considering selling, how much do you think you’ll ask?

I know is all about how much you are willing to pay, or how much you want to ask if selling, but wondering what is reasonable based on your experience.

Depends on which forest.

I wouldn't be paid to live in some of the scrub communities in Ocala.

I'd pay good money to live in Apalachicola.

Osceola would be somewhere in the middle I guess.

I haven't looked at prices for any the places but those lots in the Big Scrub can't be very expensive judging from the trash that lives there.

See if you can find a realtor that can pull comps of what was sold in the last couple years in the area. Or if you know the addresses you can do it yourself from the local property appraisers site

Did it. Lets add a little more details. The property is in Osceola, South of I-10, Sold for $42k in 2001. House was remodeled that year and new roof in 2006. Assessed value is $47k. You can walk from the house to the forest. Water, electric, DSL, satellite service, gas heater. I never seen the property or the area. I think their asking price is high, but wondering what will be a reasonable offer to make, if that is the case.

If you have the names of the owner, check the Clerk of the Court public records. You want to be looking for refinance or a Lis Pendens, anything that might show them being underwater and needing the additional funds to get out from under the lender or already in trouble. These records might also show they own the house free and clear and therefore have additional room to negotiate. Info is power.
