tile to metal. don't want to have to do it again when I'm 75-80 y/o. just hope we never have to move.

Sam03, The wind mitigation inspection looks for specific items on how the roofing system is installed. Strapping the roof to the structure is one item. Strapping an existing unstrapped roof is usually cost prohibitive. If the roof has gable ends, it may require gable end bracing. This bracing can usually be done if there is enough space to work in your attic. The inspector csn use specific electronic devices to measure the length and spacing of the nails in the truses wich hold your roof together. The inspector will note all of the materials in the roof system such as plywood or OSB sheeting or planks. The inspector will also determine the age and condition of the exterior roofing material (ashpalt shingles, meatal, tiles). This is done to help determine some rates of insurance. If you meet the criteria for a discount WITHOUT having to spend a ton of coin for upgrades, great. If the cost is high for the upgrades it may mannny years to off set the cost of repairs vs savings on insurance premium. If you decide to hire an inspector make sure they are state licensedand have liability insurace of 300,000 or more. Also check for errors and omisions insurance. The price range will vary from 100 to 400 bucks for this service. Inspector can usually be found at NACHI or ASHI. Good luck, Insurance companies are usually hard to work with. Hope this info helps and remember this is just my opinon, by no means am I an expert.

I don't have anything else to do these days, except Disney trips and mountain biking at Croom. If only I had something pressing or imporant od do.......

I had my house inspected last year for $129.
It took 3 hours and he looked at EVERYTHING!!!
Not just the roof but the storm shutters, garage door, all doors to outside, etc.
Previous inspection 4 or 5 years ago was easy and I passed everything but now there are a lot of changes and they look, inspect and photograph everything.
