NEW ROOF METAL VS SHINGLE

need to replace my roof and it's 3700 sq'. we would like to live out our days here. now 55 y/o and don't want to have to re-do it at 75 y/o or so. I realize it's a lot more money but electricity/homeowners insurance/ better insulating/more comfortable/ non fading with light colors/ lifetime guarantee and higher home value and re-sale if we do move, $ savings kind of has me leaning towards metal. opinions welcomed. roofers to the front of the line. thanks in advance.

deutze, Oversaw a metal re-roof project on a high school building that was over 32,000 sq. ft. The old asphalt singles were covered with 30lb felt and the metal was screwed to the wood deck beneath the old shingles. We had to do it a section at a time as to not over spend a maintenance budget, so it actually took a couple of years. That was about 12 years ago and I retired 3 years ago having had no problems with the roof. Most all new school buildings we had built in the last decade had metal roofing. I also re-roofed my home with metal over shingles probably 15 years ago and have not had any problems. Look around and we find a lot of older houses and barns that have metal roofs well beyond 50 years of age. The old roofs had a heavier gage metal than we have available today but still I think todays metal will outlast shingles enough to consider them especially since you plan on staying at this house. Shop around and find a roofer with references and let him tell you what he would suggest then compare with others, kinda like buying a new gun or truck. Working on a roof before it leaks is the way to go, other wise you usually have to settle for whoever can get to it the quickest. Hope this may help you get started. Treefarmer

the last thing I wanted to do is replace it during rainy/hurricane season but it's leaking and the underlying wood id rotting and you can see where it's sagging. homeowners wants to inspect it and if they see the leak/mold and declare it a mold house I'll really be up a creek. was hoping I could get by til october.

You can get metal made custom in Webster fl and get a crew to put it on. Never used fosters roofing but heard good things. Metal will be the next(and last ) roof I will put on my roof.
