from what i learned. cheap leases are a waste of money. Rules apply to some, the lease holder tells you something diferent every 5 minutes, makes new rules every week, favors some people, and wants to lie every second he gets to let you hear just what you want to hear..
Camp on site to me is crap. The village idiot will think he runs the place, poach, hunt your stands, and steel your stuff. Most of the time its a person who lives up there full time. Watch out for the cheap leases also that take money mid season. They tell you its gonna be like 500 bucks if you pay like for example in october and the dues are due again next may LIKE MOST OTHER LEASES. and you pay with the understanding that you can hunt hogs all year long (most cheap leases are hog hunting all year long leases) then come january they demand more money. So basically you paid to hunt for 3 months and your being told to pay not to cover his christmas spending or you have to remove your stuff. This is some crap you can look at happening on a cheap lease. Unless you got a brand new property with people you know running it. Also the camp will look like a trailor park in the ghetto, no water, electric, people breaking into your stuff, stealing, also you will get poachers all over the place cause they are too cheap to put gates up or fix them. You will also get people trapping and just doing whatever they want, Hunting the roads at night, corning the corners of the road so when you come around on your 4 wheeler you got a scope pointed at your head.. IMO pay the big money and the best thing i can tell you is............ GO TO THE LEASE on a busy weekend as a guest and talk to people.. If you hear crap talking expecially about the "village idiot" cause it will come up. RUN>. get out and look for somewhere else.

I've been watching for a good lease the past two years. I haven't had the $$ to pull the trigger yet though. The best advice i've been given is to try and get on a lease with someone you know or have heard from. For example, a number of folks here are on leases and love them. Have been on them for years. Those are the leases you want to get on.
