ive looked into the prices of leases and if you think about it.. youll pay like anywhere from 600-1000 a year for a lease. You can hunt hog there whenever you want, you can shoot guns if you want, noones gonna tell you anything. you can camp there whenever you want. and so on.
A ranch you gotta dedicate time, and money when they need you to go there and do work. Sometimes you can only use bow and most definitly you are not going to be able to take deer.

Good luck with getting permission. I don't think it is as easy as you think.
heres my experience. I have permission to take hogs in a subdevelopement. One you gotta be very carefull what you say or things you do around the homeowners. I only use bow (gun to kill out of a trap) and you cant take deer without permission. (probably would have nay trouble getting permission). Sometimes you got a nice hog out of range a gun would be great. But that loud crack of a rifle would not be liked by people sleeping in their homes. You can set up stands and cams but you gotta worry about homeowners being nosey and messing with your stuff. All you need is ONE home owner who wants to start crap and that will make things very hard. Trust me it sucks. I mean its great i can go to my stand whenever i want and sit there with my bow, Set up feeders and cams. One problem i got now it water. Alot of it. lol.
Lease all the way. I dont have a lease cause i dont have a pop up or an atv. otherwise id have a lease right now. one phone call and id be on a lease.
I wish I could afford a lease. Not an option right now with just the one income.
I already have a pop-up thogh, lol. Not sure my wife would like it to be a "hunting cabin" either.
