The property is located in Sumter County, Fl.. It has been divided into 4/5Ac. tracts. Property has Huge oaks, some pasture and a stocked catfish fish pond. The property is located at the end of a private lane (1/2 mile off of paved road). If privacy is what you want then this is it. There are turkeys, hogs and deer on the property all that bed and feed on the property. Feeders and food plots have been in place for 3 years now. Last year I saw 11 different bucks on the property, (4 spikes), (1-3 point), (1-6 point), (5-8 points) and a (10 point). The property is under contract with a realator and we are asking 18,500 per ac./370,000 total. I have only taken one deer of of the property in the 9 years that I have owned it and only hunted after the season was over last year, a couple of times and mayby a dozen times this passed year, opening day of archery this passed year I had 4 bucks and 3 does under me for over a hour and saw 3 other bucks before lunch time. Don't recall seeing anything in the title search that was performed for the previous owner. I could check with the sumter county public records dept. for you and find out and let you know or if you have a title search done when you buy it, it should give you that info. I do know, there is a lot of limerock in the area, so if not there could be some money to be had.

Oh well, I see FLDXT did not want to continue to play. Yes, I reilize that you were being a SMART AZZ, so be it. Just so you know property in this area is running between 10,000 and 20,000 an acre and I myself have never offered anyone more money than there asking price.

Where are you getting the price per acre from?That is pretty high for around here,even during the great land grab a few years ago acreage went for less than that.

I keep an eye on the property value in the area and have been working directly with surveyers, eng. and realators for the past 23 years in this area. In the past 23 years I have lived here I have seen ac. sell for 1000 to almost 40,000 per ac. The cheapest Ac. in comparison I have seen lately has been 8500 per ac. on 19 ac. parcel. The property appraisers land value of my land is listed at 8000 per ac. and remember this is 4 adjoining 5 ac. tracts. There was a 10 ac. tract less than a mile down the road that sold for 310,000 during the "land rush" and was only for sale for 3 weeks before it sold. I am not saying that there may be property out there for less. One of the members on here was selling property as a realator in the area and is a good friend of mine and has seen the property and would tell you that this property would have been on the market and sold for 25,000 per ac. during the "Land Rush". Remember Location, Location, Location.
