My Grampa is one of those people who never believed in maintenance, so when he built his house he did it as sturdy as he could. Well after 38 years the tile roof has a leak somewhere. My dad has been up there trying to fix it a few times, and i am afraid to break the tiles at 260lbs. i have looked over the roof with binoculars, and thought i had found a problem that might fix the leak to no avail. So after working on this problem all spring and summer, we still have a leak. Anyone have any advice? I am not sure if the leak is from deterioration of air vents, or from a poor repair done to the porch roof about 5 yrs back. The leak seems to be along the seam where the porch meets the house, or possibly from a vent higher up on the tile roof.
its the area where the two roofs meet. guaranteed. theres probably a hair pin leak in the mortar they used..
38 years old means it's time for a new roof. Probably a valley,but once it starts,the rest will go. How's the cielings inside?
the ceilings inside are pretty good for the most part,except like crock said where the house meets the porch, along that wall there is a leak. the worst of the ceiling is hidden above cabinets, i can fix any of the drywall work, and replace cabinets, but no point till the roof quits leaking. The roof is tile, and doesnt leak anywhere else. all copper nails and such, supposed to be a lifetime roof by my grampas account.
I've learned a little, the hard way about barrel tile roofs. 1- look for tiles that may have slid down due to gravity and created a space to let water in. if the underlayer of tarpaper or whatever they used is compromized then any walking on the roof no matter how carefull will create more leaks in the underlayer. wingmaster/Russ is an ex roofer and currently lokking for some pick up work, at least he could give you some better advice. my problems started when I let some roof "experet" up on mine for a cleaning. he used pool chlorine and a high pressure power washer. it made the tiles brittle and destroyed the underlayer. my roof would have lasted another 10-15 years. now I don't let ANYONE up there for any reason.
