Anyone here own property in River Ranch?

Yes, I've heard a lot of horror stories but never from someone who really owns a lot there. I think that so far I've read every piece of media and public domain information on that place, as well as other non-public information I have access to due to the kind of work I do.

I heard that the deer hunting is not that good, but there are a lot of hogs. I've seem the pictures of bucks taken there, available at the RRPOA website, and they don't look bad at all.They don't allow doe harvesting or hog hunting outside of hunting season or special hog hunts, which is something to consider.

I contacted M&J lands and will be looking at the property in the next couple of weeks and will like to have information on how really bad (or good) it is, not from someone that heard from someone else, but from someone who owns land there. Although hunting opportunities are a plus, I'm mostly looking at a place where I can keep my camper year round and spend the weekends camping (FYI I camp at least 26 weekends a year and it is getting more and more expensive every year).

Any feedback will be appreciated.

Its very crowded during season and it gets very wet with many poor roads due to 4 wheeler traffic. Definitely plenty of hogs, they buy trailers full of them from us every year to turn loose. If you just wanna camp and have fun, go for it but other than that you can quickly get aggravated.

I have even looked into buying a spot too as a base camper area.I talked to an older couple that had some good info and many a picture of their private little acre.They told me that many folks that did not like the place because they bought there thinking as investment land to find out it is only recreational land.He did say it gets busy with as he said ATVEE'S but if I was looking for a get away his wife and him both said they enjoy it.

Thanks to all for your feedback. I'll definitely take you comments into consideration when I visit the place. Agree that all I've heard before is, for the most part, negative and it is probably because of the ATV/Hunting combination.

I'm guessing that things there are similar to any other place. Their published property owners and hunting rules are one thing, but probably as said before the "if its brown is down" mentality is what really happens.

Now another question, do you the think that the "pretty picture" they paint on the River Ranch POA website, http://www.rrpoa.net/photogallery/main.php?cmd=album including the 10 and 12 pts bucks and lots of hogs taken there (from the pictures) and the kids hog hunting enclosure is just that, a distorted version of what really happens there. Again, I'm looking for a place to spend the weekends and probably do some target practice at their archery range as I live in a subdivision with limited opportunities to practice, but don't what to get into a place where the only thing I'm going to find is trouble.

Sorry for the many questions, but I'm building my list of questions to ask.

If one is looking for ir there is trouble to be had. As far as deer hunting most of them are shot in front of hounds I dont know many legitimate still hunters that hunt there. The hogs are definitely there and you can hunt them year round youre just not supposed to. Never been to the kids pen but Ive heard it was ok.
