I am working on a new hunting lease and hope to start negotiations on price this weekend. Although this is a smaller property, it sits right in the middle of a large block of land that is very thick, undevelopable and uninhabited. I had one chance to scout it and there is no doubt in my mind the game is using this piece as a travel corridor.
Has anyone out there been on an archery only hunting lease and what type of discount, if any, is given for this type of setup? In my mind you should not have to pay full price if you can not use rifle or shotgun during the season. The owner is not resticting the season just the weapon used. What type of price/acre have you seen?
I've never been on a lease, but I don't think you and the land owner will agree on your reasoning. His point of view is that you are getting exclusive access to his land. The fact that you are restricted to bow only is probably for liability reasons.
The price is probably going to be what the going rate is for a club in the same area. It also depends on where it's located. If it's south florida, you're probably going to pay big bucks. If it's somewhere out in BFE, you'll probably pay a lot less.
You should do some research of how much leases are going for in the area and divide that by the number of acres. That'll give you a
$ per acre idea.
I have been trying. Without giving away the location, this spot is so close in I can not find any comparables to base an opinion on.
TCR I would go off the average of CFL gun leases and make a "best guess" from there IMHO...
