Hunters Liability Insurance or Waiver & Release?

1) Does anyone on here use either when negotiating a lease?
2) When looking to lease a private piece of land from someone who is not in the business of providing hunting leases. Which do you use and why?

I have a couple of sites identified and before I enter negotiations, I would like to make sure I have my research completed. Should the owner bring up liability issues I want to make sure I know what I am talking about.
